About Bailey Venning Associates
Bailey Venning Associates is a specialist Affordable Housing consultancy. We help our clients solve the problems created by housing and planning policy (including viability, delivery and placemaking) through expert knowledge, proactive negotiation and consensus building. We are housing and development specialists. We apply our thinking not only in negotiating planning consents and planning obligations on behalf of our clients across the UK, but also to some of the intractable problems in our housing market (contrasting need and demand for different tenures of housing). No other planning or housing consultancy offers this access to such specialist knowledge and experience. We help our clients to understand the costs associated with planning policy requirements for affordable housing and help inform their decision making in order to ensure profitability while making sure their development addresses all relevant planning and housing policies as well as contributing towards meeting local priorities. This process will allow our clients, through negotiation, to weigh the relative priorities that may be placed on development by CIL, planning obligations and affordable housing requirements. The conflict in the planning system is caused by disputes (usually between the private and public sector) in three areas, and we help across all three; POLICY (including evidence base) - National, regional and local policy - District/Borough wide CIL and viability studies and consultation, Strategic site feasibility studies; DEMAND AND SUPPLY (housing need and market demand versus supply); and DELIVERABILITY (including viability, funding, s106 agreements, Payment in lieu, affordable housing partners). Site specific planning negotiations – pre application, application and appeal. We are also involved in, and have recent experience of a number of projects to deliver innovative forms of affordable housing and to deliver housing in new ways.
