About Behouden Huis
Behouden Huis is a real estate investor and our clients can sell their property to us without having to move out. We are active in the Dutch equity release market, also known in other countries as "viager" (France), "lijfrente" (Belgium) and "home reversion" (UK). Our clients do not pay interest or rent to us, so we normally generate income from the property only once the seller moves out or passes away. Sellers receive a monthly paid out periodic payment. On average the duration of our contracts varies between 5-25+ years. Most of our clients receive a lifetime right to the property with payments till the seller turns 100. We pay out on average more than 80% of the value of the property to single sellers and more than 70% to couples. We also offer alternative tailor made solutions. Tailor made solutions are needed when: - a client is looking for liquidity for a specific purpose (e.g. to improve the energy certificate of the property, to pay for additonal healthcare or to make the house more suitable for independent living) - a client has specific inheritance desires (e.g. a client wants to reserve a specific amount that is paid out to heirs or the opposite when a client wants to make sure all the funds go to the seller and nothing is paid out to heirs) - a client owns more than one property - a client is renting out (a part of) his property - a client owns a property that is not registered as a residential property (e.g. it's registered for commercial purposes) The ages of our clients vary between 65 and 95 years old and most of them have mortgages below 25% of the property value. We have properties in our portfolio throughout the Netherlands, with a strong presence in Amsterdam, Rotterdam and The Hague.
