For our sponsor partners, we provide GP capital, JV co-investment capital and intellectual capital to help younger managers take their platforms to the next level, by accessing institutional capital and becoming discretionary fund managers. For our investors, they benefit from the Founders 35-year track record of real estate investments and our track record of identifying talent in sponsors and employees. The Founders have an extensive “coaching tree” of success stories of those they have financed and hired over the years. The Real Estate: Canopy Real Estate Partners acquires value add, middle market commercial real estate assets in select markets. These investments typically have day one cash flow and are underwritten to 15-18% IRR’s and 1.8-2.0x multiples in a 3–4-year hold period. The Market Opportunity: The next 24 months will be one of the best real estate buying opportunities in decades. The opportunity will be the most prevalent in the middle market. The combination of the rapid increase in rates, and less or illiquid middle market, is now forcing real estate into the sales market at lower valuations. This current value “reset” is about distressed capital structures, not the assets themselves. The Acquisition Strategy: Canopy’s partners are younger (typically age 35-45) and have typically been syndicators in their local markets. Canopy Founders know through experience that returns are better with local operators who have on the ground relationships, vs. the “fly-in” acquisition model. This “on the ground” approach is now being combined with Canopy’s “best in class” talent, which will provide LP’s a unique investment opportunity.
