Coastal UP Partners is a vertically integrated private equity, development, and asset management firm specializing in opportunistic single-family rentals (SFR), hotels, and multifamily properties. With extensive experience and proactive management, we maintain a competitive edge in value-driven, opportunistic, and risk-mitigated assets across our focus areas. Our mission is to build a portfolio of legacy assets that generate strong cash flows and aggregate value. We invest in limited-service hotels in select leisure and tourist destinations, leveraging off-market transactions to enhance cash flow and capital appreciation. For single-family residences, we target properties in low and medium-density areas near metropolitan cities with deferred maintenance or mismanagement, enabling us to increase rents and optimize value. In the multifamily sector, we source acquisition opportunities through established relationships, focusing on stable cash flow, income growth, and long-term property value appreciation. Our strategy for acquiring Class B and C SFR and multifamily properties involves creating value through well-maintained, affordable homes. This includes updating properties with new flooring, appliances, and amenities, sourcing off-market opportunities, targeting value-add assets in inefficient markets, and financing real estate acquisitions with 70%-75% debt and 25%-30% equity. Our goal is to achieve annual cash-on-cash returns of 10%-12% and IRRs of around 25% over a 5-7 year holding period.
