Along with doing normal sales we guide the Sellers, who are "underwater", by getting them approved for Shortsale, thus avoiding foreclosure. We keep a keen eye out for Foreclosures and Short Sales for our buyers. From our experience the banks are more willing to do Short Sales rather than modifying a loan. The reasoning behind that, according to them, is that a high percentage of modified loans go back in default.
