Credit Lease Investments, LLC (“CLI”) provides 100% funding for Single-Tenant Commercial Real Estate and Energy Projects nationwide in exchange for a 20 or 30-year Finance Lease with $1.00 buy-out at end of the lease term. CLI began its operations based on its principals having ownership interests in ten facilities leased to State Governments in Kentucky, Michigan, Missouri, New Mexico, Texas and Virginia beginning in 1999. Since its inception, CLI’s unique Finance Lease structure ("The CLI Lease") was crafted to provide costs to Developer/Operators that are generally lower than traditional financing and high-cost equity. This evolution of the lease has culminated in a single-tenant financing program that eliminates phantom income.
