Many respected investors are quietly making a lot of money out of people who are forced to rent. Could there be a better way? We aim to discourage Buy to Let practices and suggest that investors should actually help people get on to the property ladder rather than hinder them. DualPlan is a new company formed to help First-Time Buyers purchase a property with the backing of investors. Similar to the Governments Shared Equity, Part-Buy-Part-Rent scheme but without the restrictions. First Time Buyers will be able to purchase a share of any property, new or existing, anywhere in the UK with typically 50% of the normal deposit requirements and possibly lower income levels. Investors will still receive a monthly profit and benefit from any property value increase. They should also benefit from fewer voids and less hassle as the FTB looks after all maintenance. The investor will be able to sell shares in his existing property or jointly purchase another property with a First-Time Buyer. Importantly, the First-Time Buyer - Investor relationship is governed by a legally binding agreement signed at the same time as the house purchase and mortgage contract. The DualPlan scheme can also be used by Parents to manage property for their Children.
