New Office Building in Downtown Saskatoon Commences Marketing for Tenants On the behalf of Edgar Properties II Ltd., Colliers McClocklin Real Estate Corp. is excited to announce 275 Second, which will be the largest office building constructed in downtown Saskatoon since 1979. Plans are to begin construction in Summer 2009. 275 Second will be located in the heart of downtown Saskatoon at the corner of 20th Street East and 2nd Avenue South. The elegant design plans to contribute to the transformation of the South Downtown project and in walking distance to the Farmer’s Market, The Broadway and Victoria Bridge and will be two blocks North of the South Saskatchewan River and the Meewasin Valley Authority. 275 Second plans are to be a Silver Designation in the LEED® Building Standards. The commencement of the project is proposed to commence this summer, with a projected completion date of December 2010. 275 Second’s proposal is to consist of 12 floors, with a total square footage of 184,000 square feet. This includes 17,000 sq. ft. on the first two levels including 15,000 sq. ft. of office space above, 12,000 sq. ft. of retail space at ground level. 275 Second can accommodate 450 vehicles within an enclosed parking facility. Keith Webb of Colliers McClocklin Real Estate Corp. is the exclusive representative of 275 Second. Demand for downtown office space continues to remain strong and the aggressive schedule for completion of 275 Second will help alleviate this demand.
