Hard Hat Homes, LLC., is a private, direct lender helping real estate investors fund single-family residential real estate fix and flip projects. We help real estate investors finance deals that either won’t qualify for a traditional loan or can’t wait the usual 30 days or so that a conventional mortgage loan needs for approval. We lend our own private capital. Private money loans are not for everyone and not everyone will qualify for them. For many real estate investors, they are a fast and nimble source of capital not available from other lenders. We lend our own money. We decide which loans to fund based on our own risk tolerance and lending experience. We analyze the deal, not you. We approve your asset-based loan by assessing the property and the overall quality of the deal. Once we’ve evaluated the property, the LTV (loan to value) ratio of the deal will determine your loan amount. This loan amount, combined with our gap funding resources, can make it possible for you to get up to 75% of ARV financing on your deal. We want to you to make a profit. The best way to minimize our risk is to make sure that you are poised for success. We openly share our expertise and our knowledge of local markets to ensure that you make a decent profit margin.
