Transaction Coordinator Tasks This is a list of common tasks that I will complete for you. Contract to Close Services Coordinate the opening of the file with lender and attorney; Ensure due diligence and earnest money funds are receipted; Keep you on track so you don't miss a single deadline; Check all documents and provide copies to all parties of the transaction and maintain a copy of the entire file, including all disclosures; Coordinate home inspections and follow up on completion of repairs and receipts; Collect HOA documents in accordance with deadlines and email to buyer agent (if on list side) or to buyer (if on buyer side) Order home warranty if needed; Obtain signatures on all amendments and any other documents according to your instructions; Answer process questions from your client as needed; Ensure all disclosures, documents, and reports are received and filed in a timely manner; Maintain at least weekly communication with all appropriate parties to ensure everyone is on the same page; Provide pre-closing reminders to your client about utilities, keys, remotes, and repair receipts; Provide pre-closing reminders to you to schedule final inspection/walk through; Confirm buyer reviewed CD at least 3 days prior to closing Send you an e-copy of the file once the transaction is complete; Ensure your client is up to date and informed throughout the entire process; Prompt your client to provide you a rating/review on social media; Collect payment after your transaction closes.
