Headquartered in Central London, L&E Group offers bespoke investment and management services for leasehold and freehold purpose-built blocks of flats, conversions and residential real estate. We have built an institutional grade integrated management platform incorporating elements of maintenance schedule automation, service charge collection automation thereby reducing admin costs and improving overall model efficiency. Our business is the equity acquisition or management takeover of underdeveloped blocks and properties. By using financial modelling and meticulous business planning, a strategy is put in place to improve the assets value over a period of time therefore increasing leaseholder and freeholder investment. L&E Group's method revolves around the initial identification of the problem in an asset. This is followed by a solution proposal tailored to the problem. The solution could be a combination of management restructuring, governmental grants, incentivised external investment, alternative marketing campaigns, occupancy demographic changes, redevelopment and much more. Over a period of time, a valuation is performed and the investment sold for a profit. L&E Group has successfully secured a £1.35million government grant for one of its developments and implemented a strict quality control policy to ensure tenant demographic is controlled. Negotiated a fixed tariff to mitigate increases in electrical expenditure, hired in house maintenance team to reduce referral costs as well as obtained permission to extend the block vertically by 24 flats. All are interventional changes aimed to resolve the issues as well as boost asset value and investor yield.
