As Director of Neptune Property Partners, I engage with private investors, landowners, and developers to identify, fund, and deliver high-return property projects, typically with multiple exit strategies and high returns. For me to consider a new development opportunity, there needs to be scope for multiple exit strategies. The most likely scenario may be that we flip and sell the development. Alternatively, we might sell some units and retain others, or we could build to rent after refinancing. The ideas don’t stop here; these are strategies you will probably be familiar with, but I am keen to explore wider opportunities. Some of the most successful development projects I’ve worked on have changed direction from the initial strategy. The key thing is being open to opportunity and flexible in how and when we exit. Investors who partner with me are always paid first. Development funding is secured using first charges and preference shares in the SPV used to develop the project. Over time, I have built up an understanding of the types of property issues that can be navigated and what makes an opportunity unviable for my investors. When required, I can utilise my extended network to consider different routes to development. Whilst my primary aim in any development is to maximise ROI, I am keen to add value to the local property market by refurbishing homes and selling, or renting, them at affordable prices. I have a specific interest in properties valued at £500k+ prior to refurbishment, and I am looking for smaller redundant commercial premises with the potential to convert to residential, and small holdings, including farms and plant nurseries, with farm buildings suitable for redevelopment.
