Obsequium Ltd provides Building Regulation consultancy & technical support to mitigate and manage risks prior to, and during, the building control approval process. We offer a personal, non-corporate, proactive and common sense approach to your regulatory requirements. Support is available for all Duty-holders, as specified under Part 2A Building Regulations 2010, including specialist advice with regards to Building Regulations, the Building Safety Act 2022, and the Building Act 1984. All by a Chartered Building Engineer and Chartered Building Control Surveyor with expertise in all sectors. We provide technical, and procedural, support to enable Duty-holders comply with their duties & responsibilities on any project that requires approval under Building Regulations, and this extends to Principal Designers (Building Regulations), Principal Contractors (Building Regulations) and both Designers & Contractors involved in specialist areas of design & sub-contracting. Support is available throughout the course of your building project, at all RIBA stages of work, from design inception through to completion & handover. Services include: a. Building Regulation Consultancy, from a Registered Building Inspector, to support to range of Duty-holders specified in Part 2A Building Regulations 2010: b. Clients, Principal Designers, Principal Contractors, Designers, Contractors i. Project specific support or term agreements ii. Assistance with duties & responsibilities for competence iii. Assisting with demonstrating individual and / or organizational competence - compliance with BSI Flex 8670, PAS 8671, PAS 8672 c. Provision of advice to all dutyholders to support applications for Building Regulation approval d. Compliance ‘healthchecks’ – at key milestones of projects i. Design inception ii. Planning permission iii. Pre-start / building control approval iv. Spot checks during construction v. Pre-final inspection
