OCC Industrial is a privately-held company focused on generating investor returns through development of Class A, institutional quality, well-located industrial assets. The three key principals include Megan O'Brien, James Carolan, and Will Channell. Each key principal provides a unique professional history in the real estate industry with each member contributing a distinctive area of expertise. The principals have a combined history of experience that includes 60 developments/acquisitions totaling $1 billion in total project costs, 40 industrial projects totaling 4.4 million square feet, and 30 projects located in the mountain west region of the US. Prior to forming OCC Industrial, the key principals worked on 4 industrial development projects totaling 650,000 square feet and $150 million in total costs since 2019. OCC Industrial is focused on industrial development because of the significant tailwinds expected over the next 10 years. Elevated demand for industrial began in 2011 with the emergence of e-commerce; however, the pandemic has accelerated adoption of e-commerce which is now the primary driver of industrial demand. The rapid acceleration of e-commerce has created the strongest market fundamentals ever recorded and the tailwinds the industrial real estate sector is currently experiencing are expected to remain strong for the foreseeable future.
