RESDEVPRO exists to assist landowners achieve the maximum benefit from any development potential their property may have, in the event they choose to dispose of their property. In cases where the best option is for the landowner to sell, we may make recommendations for actions the landowner can take to improve the value of the property prior to sale, such as obtaining approvals to clear vegetation, and we will seek to be appointed as selling agent. In cases where the landowner has the capacity and the appetite to develop their property themselves, we will seek to be appointed as development manager for the full lifecycle of the project. We will negotiate a development management agreement which is tailored to suite the landowner and the project. RESDEVPRO does not contribute equity, therefore the landowner retains full ownership of the project, with full control and visibility over expenditure and the decisions that need to be made along the way. However, RESDEVPRO contributes the necessary expertise to ensure the success of the project, and removes the need for the landowner to be involved in the day-to-day management of the project. For those landowners unwilling or unable to develop the site themselves, another option is to consider entering into a joint venture or development management agreement with a developer. Such agreements can be structured in any number of ways. It is common for the landowner to contribute the land as equity in the project and retain ownership throughout the development, with the developer contributing additional equity as required, and being fully responsible for project delivery. RESDEVPRO will coordinate the sourcing of appropriate and reputable developer partners, undertake a comparative assessment of their proposals, assist landowners to negotiate appropriate terms, and represent their interests through to completion of the development.
