The principals themselves invest ~50-80% of investment capital on each transaction. HIGHLIGHTS * Purchased 10 properties over the past 18 months totaling ~$20 million * Investments have outperformed initial projections, with the average investment realizing 25%+ returns for investors We acquire neglected properties and reposition them into at-market assets within ~3 years. The properties we target present two avenues for upside: * Vacating and renovating existing units. * Utilizing new California State law (AB 68) to add ADUs (Accessory Dwelling Units), allowing us to increase the unit count by 25%-50%. We are particular experts on the neighborhoods we’re targeting. Our knowledge of the areas, local and state regulations and local building departments allows us to reposition these assets on an expedited basis. Once an asset is stabilized, we sell the asset and target new acquisitions through tax-deferred 1031 exchanges.
