Summerset Assisted Living LLC is a for-profit operating and Development Company centered on assisted living and memory care communities in California. Summerset Assisted Living specializes in developing, building and operating assisted living and memory care communities in California. Our development team identifies prime demographic and geographic regions for expansion and then pursues entitlements through the arduous California planning system. Acting as our own general contractor allows us to fully control the costs and timing of our construction activities. Our management division is well versed in leasing, operating and managing our new communities and currently has 19 facilities under management. Our new communities are built in high visibility commute corridors and provide larger apartments, better amenities and superior care levels beyond our competitors, at monthly rental pricing consistently under existing rent structures. We can do this because, as Operating Owners with a building division, we are focused on pioneering cost savings advantages in the daily operations of our communities without having to sacrifice care levels. In addition, we have many years of building experience as engineers and general contractors and have long standing relationships with quality sub-contractors. These attributes allow us to value-engineer every community at costs well below those associated with acquiring or renovating existing, outdated communities in marginal areas. Our facilities are 100% private pay with monthly rental agreements. Our new communities will be located primarily in California, which has huge demand curves, sustainable rents and occupancies and significant barriers to entry with its complex and time consuming entitlement process.
