THE PROPERTY AND CASUALTY INITIATIVE, LLC (PCI) is a MA-focused community development loan fund established by state legislation and funded by fourteen MA-based property and casualty insurance companies. We invest in community assets that contribute to the health and well-being of all residents, especially those with low-incomes and those that have been historically marginalized by systemic racism. We focus our lending where we can have significant impact: *Housing that is affordable and equitable - that connects residents to jobs, schools, services and community assets that enable them to thrive and be healthy *Quality community services such as healthcare, education, childcare, and social services that remove barriers to opportunity *Income and wealth creating jobs and businesses, and *Economic development projects that enhance the quality of life for existing residents in rapidly changing neighborhoods. We offer the following types of loans: * Acquisition and predevelopment * Construction * Bridge * Mini-permanent * Fund-to-Fund Our loans are typically secured by real estate. with the notable exception of our predevelopment loans. Interest rates are typical at or below market rates and are set on a loan-by-loan basis. Loan purpose and loan risk profile are considered in establishing the interest rate.
