Thrive Elevator Advisors manages elevator maintenance agreements for property owners across the US, including invoice auditing and proposal management. For most owners and managers, it’s common to feel that they work for the elevator companies rather than the other way around. The provider agreements are heavily tilted towards the providers, the equipment at each property across a portfolio is varied and complicated, most owners have not yet leveraged their size to lower pricing and create consistency of agreements and they often rely on their managers or third-party management companies to independently sign and manage the agreements and review repair invoices/proposals which is not something they likely have the expertise to handle effectively. Thrive was created by former elevator executives to level the playing field as an owner’s representative to renegotiate agreements to market-rate and on Thrive’s national key account Master Service Agreement which is heavily tilted towards the owner (overtime and obsolescence limits, annual price increase caps, etc) which also includes the ongoing review of all invoices to vet the legitimacy and fairness of the charges.
