About Two Plus Four Management
Since its inception in 1977, Two Plus For Management Company has successfully managed housing for families and elderly residents. Our success has been and will continue to be achieved through "partnering" with the client-owner and providing high-quality management and exceptional customer service. During the past 20 years, the company has managed over 70 projects encompassing over 2300 units throughout New York State. These projects range from twelve to one hundred units in scope. Financing these properties has been through several sources, including USDA Rural Development (formerly Farmers Home Administration), US Department of Housing and Urban Development (HUD), New York State Housing Trust Fund, New York State Department of Housing and Community Renewal, Low-Income Housing Tax Credits, Bonds, Conventional Financing, and loan programs offered by the Development Authority of the North Country (DANC). Many of our properties are owned and managed, which makes us acutely aware of the need for positive and realistic net operating income and capital needs as properties age. Management services are also provided to non-profits and owners of several limited partnership entities. Through its ownership and management experience, Two Plus Four allows it to bring life cycle cost issues to bear on each project and sensitivity to cost-effective, low-maintenance materials that will enhance the property for marketing and operational purposes and address the long-term aspects of government-assisted housing. We can provide owners with a full range of monthly reports using computer technology. At company headquarters, we use the Yardi Voyager software package, which includes residential information, tracks lease, expiration, rents, security deposits, and utility rates, and a full accounts payable system, including automated check registers, vendor files, and maintenance information.
