About Utah Housing Preservation Fund
The Utah Housing Preservation Fund (UHPF) is a 100% non-profit, mission-based fund. The Fund is a solution to Utah's affordable housing crisis. The Fund accomplishes this by acquiring Naturally Occurring Affordable Housing, improving their standard of living, and maintaining lower rents and holding the properties in perpetuity. The UHPF is focused on long-term housing affordability. The Fund model is “evergreen,” which means that there is no plan to ever sell any property acquired by the Fund. Grants from the State of Utah and social impact investors has made it possible to sustain this model Investors of the UHPF have elected to take lower than market returns because they support the mission of the fund. These factors allow the fund to reinvest all additional cashflow into preserving more units. The UHPF is wholly owned by the Utah Non-Profit Housing Corporation, a 501(c)3. This allows the Fund to take advantage of Property Tax exemption. Due to the non-profit nature of the Fund, we have partnered with social impact investors, local municipalities and housing authorities, and community-oriented banks. Some of these partnerships have made impacts on the quality of living for the tenants by providing mobile health clinics to properties to administer health services, improving amenities, and other tenant services.
