What sets us apart from the competition is that we offer both residential and ICI appraisal services. We specialize in asset division, mortgage appraisals, appraisals for litigation purposes and appraisal review. We appraise a multitude of different property types including residential, all types of commercial/industrial properties as well as unique/specialty properties. We have an extensive knowledge base of the GTA and surrounding real estate markets. Our rural property experience is second to none; and, we routinely appraise high-end equestrian facilities and custom homes/estates. YSAC is a medium-sized firm with a rich experience base. We employ 3 AACI’s, 2 CRA’s and 5 Candidate members who all work closely with our research and support staff to provide personalized service and accurate reliable products, on time and on budget. All members are designated and are in good standing with the Appraisal Institute of Canada, Canada’s premiere evaluation expert association. York Simcoe is a family-run company and has been in business since 1982. A. W. Garbens, B. Econ, AACI, P. App. is the founding owner and he has been in real estate since 1972. The company is now run by his two daughters, Hilary Garbens, CRA and Marie Garbens, H. BSc., CRA who each have over 12-years experience appraising real estate.
