About Big River Community Land Trust
We are a non-profit affordable housing organization and use the Community Land Trust model that's also been used around the country. The basic premise is the non-profit owns the land but sells a home (while leasing the land for a small fee) to someone who makes 80-120% of the area's Median Family Income (MFI) as defined by HUD. By keeping the price of the land out of the cost of the home the home becomes more affordable. Furthermore, by keeping control of the land the organization can ensure the house is resold at a price lower than market rate, and also to a buyer who is making 80-120% of MFI. The best part is this can happen forever.
